East Anglian housebuilder, Hartog Hutton has handed over four new affordable homes at Blythe Meadow in Charsfield to Orwell Housing Association, marking the completion of a key affordable housing commitment within the new 18-home village development.

The properties are a mix of one or two bedroom houses and flats, including homes for affordable rent and one shared ownership property.  They are part of a new community of 18 homes at the heart of Charsfield, within walking distance of the school, village hall and recreation ground.

“It has been a pleasure to see these homes progress from the earlier stages through to completion.  They will provide much-needed affordable housing in Charsfield and we are confident they will provide a wonderful new chapter for the new residents who will soon call them home,” said Kieran Bleasby, Project Officer at Orwell Housing.

From the outset, Hartog Hutton worked with East Suffolk Council on a package of measures that would benefit the entire community.  These included payments totalling £316,000 for community infrastructure, part of which will go towards secondary school transport provision.  In addition to the housing association properties, two discount-to-market homes have been made available to those on lower incomes with ties to the local area.

“We’re delighted to be working with Orwell Housing Association to provide new affordable homes.  This is the first time we have partnered, and it has been a smooth process throughout.  New residents will benefit from our signature high-quality finishes, as well as solar panels and electric charging points for improved energy efficiency,” said George Wells, director of Hartog Hutton.

Charsfield sits in the district of East Suffolk, which is projected to grow by 17,000 households over 20 years. The majority of housing demand is expected to come from single adult households and over 70s, making affordable homes in village settings with existing infrastructure vital to meeting the area’s growing housing need.
